These Terms & Conditions ("Terms") govern use of sellgreenland.com (the "Site") and all communications with Greenland Realty LLC ("Greenland Realty," "we," "us," or "our"), including text messages, email, and telephone calls. By using the Site or submitting a form, you agree to these Terms.

1. About Greenland Realty LLC

Greenland Realty LLC is a Florida limited liability company that purchases vacant residential land directly from owners. We are a principal buyer and investor, not a licensed real estate brokerage, and we do not list property, represent sellers or buyers, or provide brokerage services. We may purchase a property, assign our contract rights to a third-party buyer such as a homebuilder, or resell a property we have acquired. We may earn a profit on any of these transactions.

Nothing on the Site or in any communication constitutes legal, tax, financial, appraisal, or investment advice. Property owners are encouraged to consult their own attorney, accountant, or licensed real estate professional before entering into any agreement.

2. Offers

Any cash offer is non-binding until a written purchase agreement is signed by both parties. Offers are based on information provided by the property owner and on public records, and remain subject to verification of ownership, title, access, zoning, utility availability, and physical condition. Submitting a form creates no obligation to sell and no obligation on our part to purchase.

If a property is currently listed with a licensed real estate agent, communications from Greenland Realty are not intended as a solicitation of that listing.

3. Text Messaging (SMS) Program Terms

3.1 Consent

By checking the text-message consent box and submitting your mobile number, you provide express written consent to receive text messages from Greenland Realty LLC at that number, including messages sent using automated technology. Consent is not a condition of any purchase, sale, or service. Text messages are sent only to numbers that have given this consent or have otherwise affirmatively requested them.

3.2 Message content

Messages relate to the property inquiry submitted, including offer amounts and terms, questions about the parcel, document requests, scheduling, closing coordination, and occasional follow-up about a previously discussed property.

3.3 Opting out

Reply STOP to any message to end the program at any time. A single confirmation message will be sent, after which no further messages will be sent unless you opt in again. You may also opt out by calling 813-444-8018 or emailing shana@sellgreenland.com. To rejoin after opting out, reply START or submit a new form with the consent box checked.

3.4 Eligibility

You must be at least 18 years old and either the account holder for the mobile number provided or authorized by the account holder to enroll that number. Notify us if the number is reassigned, transferred, or no longer belongs to you.

3.5 Carriers and delivery

Supported carriers are not liable for delayed or undelivered messages. Delivery is subject to effective transmission by your wireless carrier and is not guaranteed.

The Site and its content are provided for informational purposes. You agree not to use the Site to submit false, misleading, or fraudulent information, to submit a telephone number you are not authorized to provide, to interfere with the operation or security of the Site, or to collect information from the Site by automated means without written permission.

5. Intellectual Property

All text, graphics, logos, and other content on the Site are owned by Greenland Realty LLC or its licensors and may not be copied, reproduced, or reused without written permission.

6. Accuracy and Disclaimer of Warranties

The Site and all communications are provided "as is" and "as available," without warranties of any kind, express or implied. Property information drawn from public records, county data, and third-party sources may contain errors and is not independently verified unless stated in a written agreement.

7. Limitation of Liability

To the fullest extent permitted by law, Greenland Realty LLC is not liable for any indirect, incidental, consequential, special, or punitive damages arising from use of the Site or from any communication, including message delivery failures or carrier charges. Total liability for any claim arising from the Site is limited to $100.

8. Indemnification

You agree to indemnify and hold harmless Greenland Realty LLC and its members, officers, and agents from any claim arising out of your use of the Site, your submission of information including a telephone number you were not authorized to provide, or your breach of these Terms.

9. Governing Law

These Terms are governed by the laws of the State of Florida, without regard to conflict of law principles. Any dispute arising from these Terms or use of the Site shall be brought exclusively in the state or federal courts located in Hillsborough County, Florida.

10. Changes to These Terms

These Terms may be updated at any time. The effective date at the top of the page reflects the most recent version. Continued use of the Site or continued participation in the text messaging program after an update constitutes acceptance of the revised Terms.
